Overview

Valia sits beside Dubai Square in Dubai Creek Harbour, giving it a location closely tied to one of Emaar’s biggest planned destinations in the district. Emaar Properties is developing the scheme, with completion currently expected in 2030.

The development is planned around roughly 491 residences, with one-, two- and three-bedroom homes forming the main selection. As an off-plan launch, availability is not fixed. New releases can change the mix and pricing, while factors such as floor, view, layout and release date can create noticeable differences between units.

Location is one of the easier aspects to assess. Dubai International Airport is around a 10-minute drive away, while Downtown Dubai and Burj Khalifa are typically about 15 minutes by car, traffic permitting. Ras Al Khor Wildlife Sanctuary is also nearby. More importantly, the address places residents within a waterfront district with promenades, parks, restaurants, retail and other residential communities around the creek.

Dubai Square is likely to become an important part of that wider picture. Emaar has planned it as a major retail, hospitality and commercial destination spanning about 2.6 million square metres. Its eventual impact on nearby properties will depend on how construction progresses, but its scale alone makes it worth considering when assessing the area today.

There is also a transport angle. Dubai Creek Harbour is included in the planned Dubai Metro Blue Line, which is currently expected to begin operating in 2029. This would put the proposed connection roughly a year ahead of the expected handover. If the current schedule holds, residents could benefit from the new route relatively early in the building’s life.

The payment plan currently being offered is 80/20. Buyers pay 80% during construction, with the remaining 20% due at handover. Instalment dates can differ between releases, so the schedule attached to the specific unit is the one that matters when comparing options.

Current market listings place starting prices at roughly AED 1.8 million to AED 2.1 million. This should not be treated as a fixed figure across all available homes. As new units are released, prices can change, and two properties with the same number of bedrooms may still have very different asking prices depending on their position, outlook and layout.

For investors, the attraction is largely tied to the future of the wider waterfront district rather than immediate rental income. Emaar’s role as master developer, Dubai Square, the planned metro connection and continued construction around the creek all support the longer-term case. The numbers still matter, though. Entry price, service charges, rental demand, unit type and the amount of competing stock at handover will have a direct impact on the eventual return.

Highlights

Beside Dubai Square
The project has a position next to the planned Dubai Square destination, placing it within one of the most closely watched parts of Dubai Creek Harbour.

Emaar development
Valia is being developed by Emaar Properties, the same developer responsible for the wider Dubai Creek Harbour master development.

491 residences
The project is planned with approximately 491 homes, giving it a relatively contained residential scale within the larger community.

1–3 bedroom apartments
The current residential mix includes one-, two- and three-bedroom apartments. Availability will depend on the latest release from the developer.

Waterfront setting
Residents will be part of a broader creekside neighbourhood with promenades, parks, restaurants, retail and other residential projects nearby.

80/20 payment plan
The current structure requires 80% to be paid during construction and 20% at handover. Instalment dates should be confirmed against the specific unit before purchase.

Expected handover in 2030
Completion is currently expected around August 2030. The longer construction period gives buyers more time to meet the payment schedule, while investors will need to think about the market conditions that may exist at handover.

Blue Line planned nearby
The Dubai Metro Blue Line is scheduled to serve Dubai Creek Harbour, with operations currently targeted for 2029.

Close to Downtown and the airport
Dubai International Airport is roughly 10 minutes away by car, while Downtown Dubai and Burj Khalifa are generally around 15 minutes away, depending on traffic.

Freehold ownership
Dubai Creek Harbour is a freehold district, making the project accessible to international buyers seeking ownership in Dubai.

A longer-term proposition
Valia’s investment case is closely connected to the growth of Dubai Creek Harbour. The surrounding development, rather than the apartment alone, is a major part of the story. For buyers assessing the project, the price paid for the specific unit and the intended holding period deserve as much attention as the headline features.
